What Should I Expect from Professional Cleaners?

October 27, 2026 · 7 min read

Understanding what professional cleaners will and won’t do during a cleaning visit.

By Matthew Castle, owner of SWAT Team of Michigan

When you hire professional cleaners, you should expect an honest conversation about your property, the results you want, and what it will take to get there.

In my experience, most misunderstandings happen because the customer and the cleaning company have different ideas about what “clean” means. A customer may expect an entire home to be thoroughly cleaned in a few hours. The cleaner may arrive and find conditions that require considerably more work than anyone discussed over the phone.

At SWAT Team of Michigan, we start by bringing those expectations together. We look at what your property needs, explain the work involved, and help you decide how to use your budget.

The Condition of Your Property Is Only Half the Equation

There are two ends to every cleaning project: how dirty the property is when we arrive and how clean you want it when we leave.

Both affect the time required.

A home with cigarette smoke buildup, streaks on the walls, and heavily soiled appliance interiors presents a different job from a home that needs routine attention. The square footage might be identical, but the work is not.

Your expectations also matter. Giving every room some attention is different from thoroughly performing a residential deep cleaning throughout each area from top to bottom.

That is why I want to understand the result you have in mind before deciding how to approach the work.

What Happens When the Job Is Bigger Than Expected

We have had customers expect a cleaning to take five or six hours, only for us to arrive and discover an incredibly difficult project.

We do not always have an opportunity to inspect a property beforehand. Sometimes the initial conversation simply does not uncover details such as cigarette residue or buildup on surfaces.

When that happens, we confer with the customer. We explain what we see and how it affects the work.

If the available time and the actual needs are far apart, we generally discuss three approaches:

  • Spread the available time across the property, giving attention to as many areas as possible.
  • Work through the customer’s priorities first, leaving secondary items until later.
  • Concentrate the available time and effort on one particular area.

For example, if the bathrooms matter most, we can give them more intensive attention before moving elsewhere. If the goal is a thorough clean throughout the entire house, we need to plan enough time for that scope.

What Services Can Professional Cleaners Handle?

The answer depends on the company you hire and what you arrange with them.

At SWAT Team of Michigan, our capabilities extend beyond basic household cleaning. We can handle extensive property cleaning, difficult buildup, odor treatment, high areas requiring scaffolding, and junk removal.

We are equipped for demanding projects, but specialized work requires preparation. Scaffolding, odor-treatment equipment, and trucks or trailers are not interchangeable, and we do not bring every piece of equipment to every appointment.

The more accurately we understand the job beforehand, the better we can prepare.

Are Ovens and Refrigerator Interiors Included?

Customers commonly assume oven cleaning and refrigerator interior cleaning are automatically included.

We can perform that work, but it may involve an additional charge depending on the condition and what you want done. The same applies to unusual contamination and infestation-related cleaning.

We evaluate these situations individually. Something manageable may be handled as part of the regular work. An extraordinary condition may require additional equipment, time, or charges.

Our approach is to look at the actual circumstances and be fair about what the job requires.

How SWAT Team of Michigan Prices Cleaning Services

Our regular labor rate is $75 per cleaner per hour.

That means the hourly rate is fixed, while the total labor charge depends on the time worked. If two cleaners each work three hours, that is six labor hours, totaling $450 at the regular rate.

I prefer hourly pricing because I want the charge to reflect the work.

Suppose I quote someone $100 to clean a kitchen, then arrive and discover that it requires $200 worth of work. That creates pressure to fit a larger job into a smaller price, and the customer’s needs may not be met.

The reverse can happen, too. If I quote $100 and discover the kitchen only requires $50 worth of work, charging the original amount can leave the customer paying more than the work warrants.

Those are the mismatches I want to avoid.

Why We Use Square-Foot Estimates

We use square-foot figures to help customers understand the likely cost at different service levels.

Our estimating figures are:

  • $0.65 per square foot for a base-level deep clean.
  • $1.00 per square foot for the second service level.
  • $1.40 per square foot for the third service level.
  • $2.00 per square foot for the fourth service level.
  • $3.00 per square foot for our all-complete cleaning option, including windows and interior and exterior work.

These figures guide the estimate. They do not establish a fixed final price.

The appropriate level depends on the condition of the property and the result you want. Actual billing follows recorded labor time, along with any applicable additional charges.

How We Account for the Time

When our team starts working, we clock in. When we take a break, we clock out. When work resumes, we clock back in.

At the end of each day, you receive a manifest showing the hours worked.

We use professional-grade equipment and cleaning products, and our staff is trained to work effectively and efficiently. If you are present, you can also see the work taking place.

What Happens If We Underestimate the Hours?

When we underestimate the time required, the additional hours beyond our estimate are billed at half the regular hourly rate.

At our $75 regular rate, that means $37.50 per cleaner per hour for those additional hours.

For example, if I estimate 50 labor hours and the job takes 60:

  • The first 50 hours cost $3,750.
  • The additional 10 hours cost $375.
  • The total labor charge is $4,125.

These are combined labor hours across the team. Any applicable additional charges are separate from that labor example.

What Professional Cleaning Cannot Accomplish

Our capabilities are broad, but there are still limits.

We can perform appropriate high work using scaffolding, and we can assess many situations involving unusual contaminants, biohazards, or heavy dust mitigation. We do not perform crime-scene cleaning.

There are also things that cannot be restored through cleaning. If a material or surface cannot be cleaned successfully, we will tell you plainly. More cleaning time cannot make permanent damage disappear.

For work that can be accomplished through cleaning, the budget often determines how much we can complete during a visit. That is why we discuss both the desired result and the time available.

I would rather explain a limitation honestly than promise a result the condition of the property will not allow.

What to Tell Us Before Your Cleaning Appointment

We can often arrive within 24 to 48 hours of scheduling, whether you need routine service or move-in and move-out cleaning. You do not need to be present for the cleaning, but we do need an accurate picture of what to expect.

Tell us beforehand about:

  • Missing water, electricity, or other utilities.
  • Cigarette smoke or persistent odors needing treatment.
  • High or peaked ceilings that require scaffolding.
  • Large amounts of junk requiring trucks or trailers.
  • Unusual contaminants or infestations.
  • Rooms or tasks that deserve priority attention.

An odor problem may require equipment we would not ordinarily bring to a general cleaning appointment. A substantial cleanout may require hauling capacity. High ceilings may require scaffolding.

Those are services we can discuss and prepare for when we understand your needs in advance.

How to Prepare Your Home for Professional Cleaners

You generally do not need to clean before we arrive. Handling the cleaning is our job.

We do ask that firearms and ammunition be secured or removed from the home before the visit. Secure cash, jewelry, and other valuables as well. Putting important possessions away prevents avoidable uncertainty while people are working throughout the property.

Beyond that, the most useful preparation is to explain your expectations.

If you want the bathrooms cleaned top to bottom before anything else, tell us. If you want the entire property thoroughly cleaned, make that clear. If you have a limited budget, we can discuss where the available time will make the greatest difference.

My job is to assess the property honestly, explain what the work requires, and put our team’s time and equipment toward the result you are paying us to achieve.
